If you are considering the purchase of a home or other real estate in a community, small town or rural area, you should assemble a team of professionals to help your search and purchase go more smoothly. Bring these professionals on board early in your search and limit unwanted surprises.

Who should be on your team?

Real Estate Agent: You need an agent that is knowledgeable about the area and type of property you are purchasing. There are many qualified real estate agents listed on this website. Contact them and find one you feel comfortable with.
Local Mortgage Lender: You need a lender that knows the area, and loans on the types of properties you are purchasing. Most national lenders will not loan on small town and rural properties, especially those with acreage. We have a list of local lenders who have indicated an interest in working with you. Local Insurance Agent: Small town and especially rural properties can be much more difficult and expensive to insure than a home in the city or suburbs. A local insurance agent can help you spot any potential issues and the cost factors involved. We have interviewed a number of agents and have included a list of those interested in being part of your Pre-Purchase Team. Home Inspector: You need a qualified Home Inspector on your Pre-Purchase Team to thoroughly check out the condition of your chosen property before the purchase is finalized. This is especially important for small town and rural properties as there may be no or very limited building codes in many areas so determining structural integrity, wiring and plumbing and many other items is a must.
